Buying property in Cuenca as a foreigner
Foreigners can own property in Ecuador with the same rights as citizens, no special ownership vehicles required. Transactions happen in US dollars (Ecuador's national currency). Closing timelines vary; most foreigner purchases run 4 to 10 weeks once an offer is accepted.
A realistic all-in closing cost is around 3-4% of the purchase price (notary, registration, property transfer tax, and attorney fees if you engage one). In the Cuenca market, attorneys aren't required for most transactions; expat buyers typically choose between an English-speaking attorney (faster for you, more expensive) or a Spanish-speaking attorney with us acting as your bridge (cheaper, but you'll lean on us more for the language side).
