Cuenca is Ecuador's established expat hub, a walkable colonial center at 8,500 ft with a year-round spring climate. Long-term rentals are straightforward: 12-month contracts, billed monthly in USD, with a deposit of one month's rent as standard.
Popular neighborhoods for expats: El Centro (historic, walkable, bus noise on main streets), El Vergel (quiet, 5 min from center), Gringolandia / Ordoñez Lasso (expat-dense, international supermarkets and food), Primero de Mayo and Puertas del Sol (calmer, river greenways, slightly lower prices).
Utilities are typically not included in the rent. Alícuota (HOA) for apartments is sometimes separate, always confirm per listing.
